Buyer Consultation
First, we will connect for an initial consultation to discuss what you are looking for. This is so we can help guide you to your next home and so you can get to know us better! We can also set up your Compass One Profile.

Buyer Representation Agreement
We will establish a mutual business agreement. This document is designed to increase transparency by laying out our obligations to you, in addition to details on term length, compensation, termination, exclusivity, representation, and property criteria. Once we are both aligned with the terms of the agreement, you will be asked to sign before the ZS Group can begin sending your properties.

Get Pre-Approved
If you are obtaining financing, getting a pre-approval letter from a lender before submitting an offer is important because it shows you are more likely to meet the proposed settlement date. A pre-approval letter and a good faith estimate from a lender will also give you insight into the projected down payment, closing costs, and expected monthly payment.

Find Properties That Meet Your Criteria
Using the Compass CMA tool, we will run market analyses on comparable properties in the area to give you a clear understanding of current market value. Together, we will identify your ideal home's location and amenities, and attend open houses in a range of areas. The team will listen to your continued feedback and activate a 'collection,' or specialized search for properties as they hit the market until we find a home you love.

Submit and Negotiate Offer
Once we find the right home, we will collaborate on a competitive offer. The offer is an agreement to pay a certain price for the home if accepted and may include other terms, such as whether you are waiving any contingencies or in how many days you are willing to close. It is our job to guide you through the decision-making process to ensure you are confident with our offer.
Contract to Close

Sign Contract
Your contract is the agreement between you and the seller to purchase the property for a specific price. Also defined in the contract of sale is the settlement company, date of settlement, and earnest money deposit amount. If required, an Escrow Deposit is the amount of money that the buyer will put in an escrow in good faith to demonstrate to the Seller that they are serious about purchasing the property. The money will only be deposited if the contract is signed and agreed by both parties.

Attorney Review, Inspections, and Appraisals
Attorney Review: In the state of New Jersey, all real estate purchases require an Attorney Review. At this stage, you will be in communication with your attorney. After all parties have reached an agreement on the attorney's proposed changes, the property will officially be considered "Under Contract." This process can take from 1-3 business days pending speed of the attorneys. I will provide recommendations of the best attorneys in the area.
Inspections: we will schedule all necessary inspections to ensure the property is in good condition. During the home inspection, we typically spend 2-3 hours at the property to thoroughly assess its condition and learn more about its features. A few days after the inspection, you'll receive a detailed report outlining any issues, which will help us decide if any repairs should be requested. In New Jersey, a town inspection is also required by most towns to transfer the property to you. Unlike the regular home inspection, this inspection primarily focuses on smoke and fire prevention measures to ensure the property meets local safety standards.
Appraisal: I will coordinate with the appraiser to ensure the appraisal report is filed promptly, keeping the process on track. The appraisal is important to confirm that the purchase price and the estimated value of the home are in alignment, and is critical information for your mortgage underwriting.

Mortgage Commitment and Clear to Close
If you are obtaining financing, your lender will let you know the list of financial documents necessary to provide to the lender, including a couple months of bank statements, tax records, pay stubs etc. Typically, you will have a mortgage contingency of the agreed upon length to obtain a mortgage commitment. Once your lender has all of your documents, they will review them and issue a Clear-to-Close, which means your loan is complete and the file will be sent to the title company for closing.

Final Walk Through
The final walkthrough is an important step before closing on your new home. While it's not a formal inspection, it allows us to ensure that the property is in the condition agreed upon in the contract and that no new issues have arisen since our last visit. This walkthrough gives you peace of mind, confirming that the home is ready for you to take ownership

Attending the closing is the final and most rewarding step in your home buying journey. This is where you'll sign the necessary documents to officially take ownership of your new home—often humorously referred to as 'signing your life away.' While it involves a lot of paperwork, it's an exciting moment as you finalize the purchase and receive the keys to your new home.
