Prepare for Sale

01

Seller Consultation

First, we will connect for an initial consultation to discuss what you are looking for in terms of the home. This is so we can help guide you to the best sales price and so you can get to know me better!

02

Sign Listing Agreement

We will establish a mutual business agreement. This document is designed to increase transparency by laying out our obligations to you, in addition to details on term length, compensation, termination, exclusivity, representation, and property criteria. Once we are both aligned with the terms of the agreement, you will be asked to sign before the ZS Group can truly begin the work we have outlined.  Once signed we can begin our investment into the home!

03

Prepare Property for Sale

As you prepare to sell your home, we recommend focusing on a few key areas to ensure a successful sale. First, the ZS Group will provide comprehensive market research to help you set a competitive and attractive price for your property.  Next, it's important to clean and organize your home thoroughly, creating a tidy and inviting atmosphere that appeals to potential buyers.  By presenting your home in its best light, we can help buyers envision themselves living there and maximize your sale potential.  We are here to support you through each step of the process and ensure we achieve the best possible outcome.

04

Prepare Marketing

To effectively market your home, our team of professionals will organize and manage all aspects of your property's presentation. Additionally, we'll strategically utilize social media platforms to reach a broader audience and generate interest. Our comprehensive approach ensures your home is presented in the most appealing way, attracting potential buyers and maximizing exposure.

05

Pre-Market Property

Pre-marketing your property is a crucial step in building momentum before it officially goes on the market. With the Zachary Sebek Group exclusive action plan, we will strategically generate interest and excitement through targeted outreach and exclusive previews. This includes leveraging our network to attract potential buyers early and creating a buzz around your home. Our comprehensive approach ensures your property is positioned as a must-see listing, maximizing its visibility and appeal.

06

List & Show Property

Once your home is officially on the market, we will focus on maximizing exposure through scheduled showings and open houses. We will coordinate with potential buyers and agents to ensure seamless and convenient viewing opportunities. Hosting open houses will allow multiple buyers to experience your home in person, generating interest and encouraging offers. Our goal is to create an inviting and accessible environment that showcases your property's best features.

07

Review Offers & Negotiate

Once we start receiving offers on your home, we will guide you through the process of reviewing and evaluating each one carefully. Together, we'll consider all aspects, including price, contingencies, and closing timelines, to determine which offer aligns best with your goals. Our expertise in negotiation will be instrumental in ensuring we secure the most favorable terms for you.

Contract to Close

08

Sign Contract & Attorney Review Begins

After selecting the right offer, the next step is to sign the contract and initiate the attorney review process. This phase involves your attorney reviewing the contract terms to ensure everything is in order and addressing any necessary modifications. It's a critical step to protect your interests and ensure a smooth transaction. Once the review is complete, you'll officially be 'Under Contract.'

09

Home Inspection, Disclosures, Reports, and Repairs

When the buyer conducts a home inspection, it's an opportunity to address any crucial issues that may arise. While not all buyers opt for an inspection, those who do will typically focus on significant concerns that could impact the home's value or safety. As the seller, it's important to be prepared to negotiate and address these key repairs to facilitate a smooth transaction. By being responsive to the buyer's concerns, we can help ensure the sale progresses positively.

10

Review Buyer Loan and Appraisal Process

During the under-contract phase, the buyer will typically order an appraisal to confirm the property's value aligns with the loan amount, unless they are making a cash purchase and choose to forgo this step. As the seller, it's important to be aware that the appraisal is a key component of the buyer's loan approval process. If any issues arise from the appraisal, such as a valuation discrepancy, we will review the situation and work together to find a resolution.

11

Prepare Property for Final Walk-Through and Town Inspection

As we approach the closing date, it's important to prepare for the final walkthrough and town inspection. The final walkthrough allows the buyer to ensure the property is in the agreed-upon condition and that any negotiated repairs have been completed. Meanwhile, the town inspection, typically the seller's responsibility in New Jersey, focuses on smoke and fire prevention measures to meet local safety standards. Ensuring these inspections go smoothly is crucial for a successful closing.

12

Close on the Property and Disperse Funds

As we reach the final stage of the home selling process, closing day is when all the hard work pays off. During the closing, you'll sign the necessary documents to officially transfer ownership of the property. Once everything is finalized, your attorney and the title company will handle the disbursement of funds, ensuring you receive the proceeds from the sale.
